When you’re planning to sell a home, many people will tell you that you should consider making improvements.
While it’s true that some improvements can make a big difference, it is important to think ahead before making those improvements. Here are some guidelines:
- If it’s broken, fix it. This applies to cracks in the sidewalk or driveway, lighting that should be replaces, missing shingles on the roof and even broken windows.
- Know that you’ll be able to finish the job. If you decide to take on a home improvement project, make sure that it can be finished. Also, make sure that, if an inspection of the project is needed that you are able to have it done by the time of sale.
- If it comes down to preference, you might want to leave it as is. In other words, if you’re thinking about upgrading appliances do you know what a buyer will want? Probably not. Therefore, it makes sense to leave the decision up to the buyer.
- If a small cosmetic change can make a big improvement, take advantage of it. If your carpet is worn out, consider having new carpeting installed. Similarly, if the windows need replacing, having it done with better looking, energy efficient windows can make a big difference (and become a selling point).
In other words, the improvements that you make should be focused on preparing your home for the sale.
