When you start planning to sell your home, there are a number of things to consider. First, you’ll need to choose how you will sell your home - with flat fee MLS, entirely on your own, or through a real estate agent who will collect a hearty commission in the process. Then you’ll need to schedule a home inspection.

When you’re selling using flat fee MLS - or any method - a home inspection will provide you and prospective buyers a sense of security. You’ll either know that there are no problems with your home or its foundation that could stop a sale or you’ll know which repairs you need to make.

What’s looked for in a home inspection? A number of things like:

  • whether or not the outside stairs and sidewalks are in good repair;
  • the condition of the retaining walls of the home;
  • whether or not plumbing and wiring are up to code in the home;
  • the condition of the basement - whether or not it is dry or prone to leaks - and attic;
  • whether or not stairways are safe; and,
  • the condition of the home’s foundation.

A home inspection is not necessary before selling your home (though in many cases, it is a part of making the sale). However, when you list in the MLS, confident that your home is ready for sale, a home inspection is one more service to take advantage of.
