When you sell your home with flat fee MLS, you’ll have access to marketing tools and a lot of the information that you need to sell your home. However, that isn’t always going to be enough to help you to know what to tell buyers.
Because there isn’t a real estate agent who is working with you to talk with the buyers – even if those buyers are working with a buyers’ agent – it’s important to know that there are things that you’ll need to share.
In most cases, you’ll want to focus on details that buyers will find out anyway. When you sell with flat fee MLS, it’s likely that the buyers will have a home inspection; even though you might not want to talk about the leak in your basement (as an example), it’s not the worst thing to bring up.
But there are things that the buyers aren’t going to need to know. When you’re showing your home, you don’t need to point out the spot where your child took his first steps (or the number of times he fell down the stairs). You don’t need to talk about the upgrades that you made to your home before putting it on the market.
What you’ll find is that a great deal of this information is available from your flat fee broker when you order a flat fee MLS listing; when in doubt, you’ll want to talk with other flat fee MLS sellers – they’ll be there to help you out.
