Think Ahead Before Making Improvements

When you’re planning to sell a home, many people will tell you that you should consider making improvements.

While it’s true that some improvements can make a big difference, it is important to think ahead before making those improvements. Here are some guidelines:

  • If it’s broken, fix it. This applies to cracks in the sidewalk or driveway, lighting that should be replaces, missing shingles on the roof and even broken windows.
  • Know that you’ll be able to finish the job. If you decide to take on a home improvement project, make sure that it can be finished. Also, make sure that, if an inspection of the project is needed that you are able to have it done by the time of sale.
  • If it comes down to preference, you might want to leave it as is. In other words, if you’re thinking about upgrading appliances do you know what a buyer will want? Probably not. Therefore, it makes sense to leave the decision up to the buyer.
  • If a small cosmetic change can make a big improvement, take advantage of it. If your carpet is worn out, consider having new carpeting installed. Similarly, if the windows need replacing, having it done with better looking, energy efficient windows can make a big difference (and become a selling point).

In other words, the improvements that you make should be focused on preparing your home for the sale.

Fixing your Home up before you List on the MLS

Doing basic repairs and cosmetic jobs makes a difference to your MLS listing

The first rule in real estate is location, location, location and after that it’s presentation, presentation, presentation!

After booming growth remodeling has dropped off in the same way as construction and sales, and with a budget think about what will have the greatest impact on selling your home and making it more attractive to a potential buyer.

Think from a buyers point of view - first impressions count, tidy the yard, paint the siding and fencing and generally clear up.  Doing this will give youa greater appreciation of your homes selling features for listing on the MLS.

Internally, consider the paintwork and tidy up what may not neccessarily be apparent - sparkling clean windows, remove pet odors (in fact remove all pet paraphanalia) and clean up juniors toys.

Before you consider major remodelling, make sure that all the basic repairs are completed before moving on to other improvements - fix the guttering, facias, roof before tacking on a garage for instance.  The fact that repairs have been done gives you the basis for adding further selling features for your homes MLS listing.

If you are considering converting a room think about who you are likely to be selling too - a young family means they may want a nursery or extra bedroom rather than a home office.  Consider who your target market is before you undertake such improvements and think about how you will featuring them on the MLS.
